Introduction

Industrial maintenance is one of the fundamental parts within the industry, it is quantified in the quantity and quality of production, which is why it allows to achieve a higher degree of reliability in equipment (personal property, real estate and infrastructure of the business). In addition, it helps prevent accidents and injuries to the worker, partially avoiding risks in the workplace.

This document will explain the importance of performing and having a maintenance plan for any machinery used in the industry, in addition to explaining the types of maintenance that exist, mainly based on Deming's quality model, such as the Deming cycle and its principles and will also be based on the 5's.

Development

It will begin by defining the main base concepts to understand what a maintenance plan is.

What is planning?

It is to design a project where you clearly dictate what you want to achieve or achieve in a certain time using the resources you have.

What is maintenance?

Maintenance is the action of having an appliance, machinery, a product, among others in good condition, giving restorations at any given time, avoiding its degradation.

Maintenance plan: it is to design a procedure for certain activities, where a strategy is planned, which includes the different procedures, resources and the duration necessary to carry out maintenance.

Types of maintenance

Maintenance is divided into two parts which are conservation maintenance where corrective and preventive derivatives are derived, which in turn each have their own derived teas and update maintenance.

Conservation maintenance is one where it is required to keep the machinery and only change or repair some parts where it is handled by immediate corrective, which is to change the part at the moment and the deferred corrective in which a production stoppage is required and make a part change that takes time. Another part of conservation maintenance is preventive maintenance in which is the programmed preventive that is carried out by scheduling reviews for operating time, mileage, etc. The predictive carries out the interventions predicting the moment that the equipment is out of service by monitoring its operation, determining its evolution. Opportunity maintenance is one that takes advantage of the production stop to check the machines and provide maintenance. The second maintenance division is the update division, which is very little used since it is only to make the total replacement of the whole machine. To make it a little clearer, the following diagram is presented.

Definition and implementation of an industrial maintenance plan

To prepare the strategic maintenance plan you must:

  • Know the tools and equipment of the company, and if you do not have knowledge of this, investigate with workers, manuals, etc. Analyze the objectives, mission and vision of the company. Establish training programs for employees. Study plans. At the end of this study, the results obtained must be taken into account and a new action plan must be taken for maintenance to be carried out. optimally An analysis of the external environment Identification of opportunities, threats, strengths and weaknesses (SWOT) Analyze the resources of the Maintenance Department.

In the implementation of the maintenance plan in production equipment. The DEMING cycle is found, this constitutes one of the main tools to achieve continuous improvement in organizations or companies that wish to apply to excellence in quality systems. That is why within good maintenance this Deming cycle must be applied to achieve a good production process within the Deming cycle, the following steps must be carried out: Plan, Do, Verify and Act. Where:

Plan or Plan: it consists of defining the objectives and the means to achieve them.

Do: Refers to the act of implementing the pre-established vision.

Verify: It implies verifying that the planned objectives are achieved with the previously assigned resources.

Act: Refers to analyze and correct any possible deviations detected, as well as improvements to the processes already used.

Within an industrial maintenance, the 5S is being put into practice, which are:

Seiri is to classify, that is, to eliminate what is not necessary within the company or the production area.

Seiton is order, in this the work area will be organized efficiently.

Six is cleaning, this will improve the cleaning level of the work area.

Seiketsu tries to prevent the appearance of dirt and disorder, as well as to establish norms and establishments, that is, to point out anomalies.

Shitzuke tries to keep improving day by day, that is, promoting efforts.

All this is to improve working conditions, production quality, safety at work and, above all, personnel, in order to reduce time, energy and accident expenses. All this for a company and quality product.

conclusion

In conclusion, this work is carried out in order to improve the quality of industrial maintenance, the topics we saw are basic concepts, types of maintenance, the Deming cycle, and the 5s, with this the importance of industrial maintenance will be better understood.. The company will require preventive and corrective maintenance, among others; the Deming cycle will help in what is continuous improvement in organizations or companies; 5s are essential for a clean and harmonious place, especially to obtain a higher quality of the product.
