2.3 STUDY OF POTENTIAL DEMAND

The following aspects to be mentioned potentially constitute a great demand for adequate infrastructure, which offers all the comforts and competitive innovations according to the international market, both for the local tourist and for the foreign tourist

  • Greater movement of the population. People usually travel for study reasons, for family reasons and also for the pleasure of traveling. There is more time for rest. Work weeks are shorter and holidays longer. The work week has been reduced considerably since the turn of the century, from fifty or sixty hours to less than forty. Flexible time programs allow for a three or four day work week. In Europe, many governments force all workers to enjoy paid vacations, fewer families and changing roles. In Europe and North America, the birth rate has decreased sharply, and this allows more free time outside of family responsibilities.Equality between the sexes and the change in the composition of the family and the role to be fulfilled by its members allow it to travel more. It increases the divorce rate and the number of single people. People who live alone have more free time than couples; In addition, many want to interact through travel. Less living space. As a consequence of the high cost of building your own house, there is an increase in the number of apartments and bungalows. Smaller living spaces increase the need to 'get away from it all'. Greater availability of credit through credit cards and bank loans. 'Travel now and pay later' encourages travel. Increased government security programs. Why save for the future if you have disability pensions, old-age pensions and social security! In the Netherlands, 15 percent of people belonging to the group of individuals of working age receive equivalent disability payments 80 percent of what they would earn by working. Higher education. With many millions more people attending colleges and universities, there is a tendency to think more internationally and pay more interest to foreign cultures. Television and film expand the perspective of travel. The world comes to our homes through television: a romance in Vienna, an international intrigue in Paris, a documentary about a distant land, etc. They can awaken interest in places that until then had not been considered as travel destinations.

2.4 ANALYSIS OF THE HISTORICAL BEHAVIOR OF THE DEMAND

In the previous table you can see the progressive trend of increased tourism in Peru, in 1996 551,938 tourists visited us, while in 2003 we reached the figure of 1'027.90, that is, tourism increased between In those years, approximately 86%, additionally, we can comment that this growth, although it is progressive, at the same time is sustained, since in this study period no traumatic falls have been observed that indicate instability or increases caused by uncontrolled factors.

This increase in tourism, definitely translates into a greater demand for Lodgings, Hotels, Hostels, etc., therefore the offer of these services must continue to grow, taking into account the occupancy and installed capacity indices that we will study later.

2.5 INDICES OF GROWTH AND PROJECTION OF DEMAND

The annual average growth of tourism from abroad in the last 8 years is approximately 9.61%, which indicates that there is a greater interest in visiting Peru, due to factors that we will explain later.

In order to project the annual growth of tourism from abroad for the next 5 years, we will prepare the following table:

Assuming that only 10% of the total projected visitors stay in 5-star hotels, we have the following table:

If the average length of stay is 7 days, we will have the following projected occupancy chart:

Our Project has a capacity of 200 rooms and considering an occupancy of 100%, that is to say that it is occupied 365 days a year, we will have a projected occupancy of 73,000, which would represent the following percentage of market share:

Considering each and every one of the comparative advantages of our Project versus the competition, we estimate that the percentage projected as market share is quite reasonable.

However, as of the date of the study, there is an installed capacity of 3,337 rooms of a 5-star hotel, which multiplied by 365 days of the year, we have a maximum occupancy of 1,218,005, an occupancy that only in 2009 would be satisfied.

If the supply versus the projected demand remains constant, we would have the following occupancy percentage:

2.6 EXPECTATIONS OF GROWTH

With the provision of rules, laws and regulations, the Peruvian State is promoting tourism in our country, for which it has formulated and approved a set of laws that favor tourism.

Law for the Development of Tourist Activity (Law 26961, 05.29.98): Contains the legal framework for the development and regulation of tourist activity, the basic principles of tourist activity and the objectives of state policy, declaring MITINCI as the governing body at the national level competent in tourism matters.

It contains general provisions, objectives, guidelines for coordination with others organizations, for the Tourism Advisory Committee, Technical Committee for the Coordination of the Tourist Use of the Cultural and Natural Heritage of the Nation, with providers of tourist services and details on tourist facilitation.

Supreme Decree on modifications of article 12 of the Regulation of the Law for the Development of Tourist Activity (Supreme Decree No. 026-2000-ITINCI. 16.08.2000) Modifies Article 12 of Regulation of Law No. 26961 - Law for the Development of Tourist Activity, approved by Supreme Decree No. 002-2000-ITINCI, on Regional Advisory Committees

Law on Modifications of Tax Provisions for the Development of Tourist Activity (Law 26962, 03.06.98):This Law extends the validity period of the exemption from the general sales tax on lodging and food services in favor of tour operators domiciled in the country, who transfer said services in favor of tour operators abroad to be used by persons not domiciled in the country, valid until December 31 of the year 2,003. Likewise, it exempts from property tax and the Extraordinary Tax on Net Assets to service companies of lodging establishments that start or expand (the latter to be defined through a decree) their operations before December 31, 2003. These companies may also depreciate, for Income Tax purposes, at a rate of 10% per year the properties they own that are affected by the production of taxable income.

TOURISM ADVISORY COMMITTEE
Regulations of the Tourism Advisory Committee (Ministerial Resolution No. 155-98-MITINCI / DM) The Tourism Advisory Committee is a coordinating body between the Public Sector and MINCETUR, its agreements and conclusions have the nature of recommendations and therefore do not bind to him in matters that are his responsibility.

2.7 STUDY OF THE CURRENT OFFER COMPETITION.

For purposes of establishing direct competition for our Project, we have taken location criteria, similarities in terms of the services they offer and the category of establishments.

HOTEL LAS DUNAS *** Stars

In the first place we have the Hotel Las Dunas Located in the city of Ica, 285 km south of Lima, in the town of La Angostura, surrounded by Dunes, with a capacity of 106 rooms, divided into single, double, suite and chalet.

It has Restaurants, Cafes and Bars, Sauna and Gymnasium, two Pools and Water Slide, Conference Rooms, Tennis Courts, Volleyball and Fronton, Sanboard and Skateboard, Golf, Horses and casino.

HOTEL PARACAS *** Stars

Another Hotel identified as a direct competitor is the Hotel Paracas, which is located in front of the sea in the town of Paracas, province of Pisco, about 250 km south of Lima, it has a capacity of 105 rooms, divided into single rooms, doubles, Bungalow, Junior Suite, Senior Suite and Casa Capricho.

Additionally, they prepare aerial visits to observe the Nazca lines and provide boat services to visit the Ballestas Islands.

HOTEL OCUCAJE *** Stars

We have identified the Ocucaje Hotel as possible competition for some of the services it provides, however it is clear that it is one more hotel to share with the family. The Hotel is located in the Valley of the same name, in the province of Ica 30 minutes from the center of this city and about 350 km south of Lima. It has an installed capacity of 55 rooms, divided into single and double, triple and quadruple rooms.

It offers its visitors 3 dining rooms, 2 swimming pools and a slide, conference room, tennis and fronton courts, games for children, walks in the countryside, bicycles, horseback riding and an excursion to the on-site wine cellar.

HOTEL EL MOSSONE *** Etrellas

This Hotel is very well located in the Oasis of La Huacachina in the city and department of Ica, although it is a small hotel compared to the rest of the competition, due to its location and style it makes it very attractive. It has 53 rooms divided into single and double rooms, internal rooms and external rooms.

Among the services they offer, there is a restaurant with a view of the Huacachina Lagoon, an English Bar, a swimming pool, a minibar, a safe, a telephone, a TV and a conference room.

HOTEL EL PUEBLO ***** Stars

This Hotel, unlike the rest, is located east of the city of Lima, about 20 minutes away, in the town of Santa Clara, in the Ate district, it is the one with the largest installed capacity, since it has 244 rooms, divided in Standard rooms, Standard suite, deluxe suite, panoramic bungalow, Standard bungalow, deluxe bungalow, royal bungalow and imperial bungalow.

It offers its guests 3 swimming pools, a slide, children's games, restaurants, horseback riding, volleyball and tennis courts, a disco, karaoke and bowling.

The average employability of the last three years in the departments of Lima and Ica, localities where we have located our direct competition is in the order of 80%, according to the figures shown on its website by MINCETUR (Ministry of Foreign Trade and Tourism).

The commercialization of the Hotels is mainly done through Travel Agencies, Web Page, magazines, advertisements, promotions, Strategic Alliances, references and recommendations, among others. These forms of marketing are applied by all hoteliers, and this can differentiate one from the other depending on the quality and opportunity of their Alliances.

Identification of the main 5-star hotels, location, installed capacity, occupability, growth possibilities, new projects currently underway, forms of commercialization, rates and costs, others such as technology and organization.

2.8 MARKET ANALYSIS FOR THE PROJECT

FORECAST OF UNSATISFIED DEMAND

In point 2.2 in which we describe the main and secondary services of the project, we mention a series of services that the Hotels identified as direct competition do not offer and in some cases will not offer due to limitations in terms of space and location, in that sense, we plan to fully satisfy all our clients - foreign and local tourists from the A and B segment with services at the level of the most important hotels in the world, additionally we must emphasize that our hotel will be the only 5-star hotel located in the south of Chico from Lima.

DEMAND VARIATION FORECAST

According to the figures previously analyzed and the projections of demand made in this study, we estimate that the variation in demand will continue to rise over the coming years, until stabilization is achieved as a result of the balance between supply and demand, unless there are factors Uncontrollable endogens or exogens that affect this projection.

The factors of political, economic and social stability and the adequate legal framework, international agreements and the good work that PROMPERU has been carrying out at the international level definitively strengthen our projection.

ADVANTAGES AND DISADVANTAGES OF THE PROJECT REGARDING COMPETITION

Regarding the advantages of our Project we can mention among the most important:

  1. Excellent location, just one hour from Lima The best highway in the country It will have an infrastructure that will far exceed the competition By being located in the Asia District it will be available to our local target market, that is, the socio-economic class AY B. It is located at Less travel time than all our competition. You will have direct access to a private beach. Benign weather in autumn and winter. First Tourist Complex - Recreational and Beauty Treatment, Nationally and Internationally. Integral Project that will promote National Tourism Tourist Project which will coordinate with Prom Peru and Wholesale Travel Agencies, will disseminate the culture, and offer tourist packages within the Southern Circuit of Peru. Foreign currency income to the State, for Tourism. The Casino, Spa, Beauty Clinic,Convention Center and other environments, will have the world characteristics as the best Resort Casino in the US Las Vegas. The Province of Cañete by campaign with Prom Peru and travel agencies will have greater promotion nationally and internationally. It will generate jobs for the population of the province. It will generate income to the Province directly, by selling products of all kinds. Youth will be trained to raise their intellectual level. The creation of a human team, duly implemented by Sistema Contra Fires for the benefit of the District. The Complex will generate income from construction licenses, operation, self-assessment and municipal permits. The Casino, will generate through the SUNAT for taxes, income to the municipal coffers on a daily basis (Law 27153, page.20Art. 60 and its Amendment to Law No. 27796, Article 20, p. 7), both to the Provincial Municipality of Cañete and to the District of Asia. Income from the purchase and purchase of Potable Water from the Municipality of ASIA.

On the other hand, it is necessary to analyze what could be the disadvantages of our Project:

  1. In times of autumn and winter the influx of local public to the district of Asia drops dramatically. It would be further away than our competition from the tourist attractions of the south, such as the Nazca Lines and the Paracas Nature Reserve. It does not have permanent sun throughout the year

As it is to be seen, the advantages of our project far outweigh the disadvantages, which are actually feasible to overcome, such as the fact that it does not have permanent sun all year round, the tourist who comes from abroad, call them from the continents Europeans, Asians and part of North America, their climates are not exactly warm and therefore the thermal sensation that they would perceive in the Hotel La Huaca, in times of autumn and winter, would satisfy their climatic expectations.

Although the Project would be located further away than the competition of natural tourist attractions, this is relative, as long as adequate and attractive tourist packages are prepared, making Strategic Alliances with the companies that provide these services, such as with the Aero Condor Company to fly over the Nazca lines, in the same way it can be done with the companies that provide adventure tourism services in the Lunahuana District, to perform canoeing, paragliding, etc.

For the local tourist so that this does not stray during the autumn and winter seasons, programs must be prepared in addition to those already mentioned that include promotions in all the services provided by the Hotel, artistic shows and others.

CONCLUSIONS OF THE MARKET STUDY

The market study presents positive expectations due to the gap in unmet demand analyzed in the previous tables.

It is concluded that there is a large unmet demand, which is currently not being covered, and that presents a profitable investment alternative.

III SIZE AND LOCATION

1- SIZE

As can be seen from all the statistical data and the charts developed in the preceding market study, the size of our project in relation to both the domestic and foreign markets, as well as the cost of investment and its profitability, It will depend solely on the economic capacity of the investors who own the Project, given that in principle there is a current and projected demand that without the implementation of our project is quite encouraging. Considering that they will work 365 days a year at an average occupancy of 80%.

The size will also refer to the number of main and secondary services that will be provided, taking into account legal factors such as Supreme Decree No. 029-2004-MINCETUR, which establishes the provisions for the classification, categorization, operation and supervision of lodging establishments., the National Construction Regulations.

2- LOCATION AND LOCATION
